The honest review

Waterline Villas & Marina sits at 5325 Marina Drive in Holmes Beach and is the island's only Marriott-flagged property — part of the Autograph Collection, which means it carries Marriott Bonvoy loyalty benefits while maintaining an independent boutique character. The property's 37 two-bedroom villas are genuinely large: each has a full gourmet kitchen, separate living area, two full bathrooms, private balcony, dishwasher, and the kind of square footage that makes a week-long family trip feel comfortable rather than cramped.

The marina setting is the defining feature. The property sits on the Intracoastal side of the island rather than directly on the Gulf beach, which is the main tradeoff families should understand before booking. The Gulf beach is walkable — roughly a 5-minute walk — but you're not stepping off your balcony onto sand. What you get instead is a bayfront marina environment with boat slip access, watercraft rentals, and water views that are genuinely beautiful, particularly at sunset. Families who want to kayak, paddleboard, or arrange a fishing charter will find the marina location more useful than a straight Gulf-front property.

The heated outdoor pool is well-maintained and serves as the main family gathering spot on property. A fitness center, yoga classes, on-site dining, and bike rentals round out the amenities. The staff consistently earns praise in reviews for attentiveness, and the Marriott operational standards mean the property runs cleanly and consistently — room readiness, housekeeping, and maintenance all tend to be reliable.

For multi-generational families or groups where grandparents are coming along, the two-bedroom villa layout is particularly useful: adults can share a kitchen and living space without everyone being in the same room. The pet-friendly policy is also worth noting for families who travel with dogs.

Pricing is the honest obstacle. Two-bedroom villas regularly run $500–$800/night in shoulder season and can exceed $1,000/night in peak summer, making this one of the more expensive options on the island. The full kitchen does offset some of that cost if you cook in, and Marriott Bonvoy points can meaningfully reduce the cash outlay for loyalty members. But budget-conscious families should run the math carefully — there are well-equipped private vacation rentals on the island for considerably less per night.

If you want reliability, room for a family of five or six without doubling up, and a property that feels elevated without being stuffy, Waterline Villas is the strongest hotel-category option on Anna Maria Island.
