Kindred Resort opened in May 2026 as Keystone's first true luxury hotel, and it represents a meaningful step up in the caliber of on-mountain lodging available in Summit County. Built as a $300 million development anchoring a new base village at River Run, the 107-room hotel sits directly at the gondola base — meaning ski-in/ski-out access here is not aspirational language in a brochure but a literal physical reality. You can clip into your skis from your building, ski to the gondola, and return on snow.

For families, the most compelling offering is the residence side of the property: one- to four-bedroom units with gourmet kitchens, fireplaces, and private balconies overlooking the Rockies. Having a full kitchen matters enormously on ski trips with kids — breakfast in the unit, snacks packed, the ability to eat when a four-year-old melts down at 5pm rather than waiting for a table. The multi-bedroom layout also means you're not all crammed into a single hotel room after a long day.

The two oversized slope-facing hot tubs are genuinely excellent, positioned so you can watch skiers come down the mountain while you decompress. The outdoor pool is heated and runs year-round. The spa offers alpine-inspired treatments — high-altitude massages, recovery-focused services — which feel appropriate for an active mountain property. The Kids Zone, which opened post-launch in summer 2026, gives younger guests a dedicated space to decompress and play without encroaching on the adult lounges.

Four dining venues cover the full day: Lula's for breakfast and dinner, Kindred Spirits as a slope-side lounge, The Goodz Tavern for après-ski, and Kinji Sushi near the gondola for something different from the standard mountain-town menu. That variety keeps families from the dinnertime rut that plagues more limited ski hotels.

The honest caveat is price. Kindred is Keystone's most expensive lodging option by a material margin, and families should budget accordingly. Hotel rooms start around $500/night and peak-season rates can climb considerably higher. For multi-generational families splitting a three- or four-bedroom residence across multiple adults, the per-room math improves. But for a family of four on a tight budget, the Keystone Lodge & Spa or a managed condo rental will deliver better value. Kindred earns its rate for families who want the full luxury package and won't feel the pinch.
