Hotel Folly is a fully renovated boutique property on the Folly River side of the island, and it occupies a niche that is genuinely useful for families: nicer than a basic motel, more flexible than a hotel without kitchen access, and priced at a level that does not require a corporate expense account. All rooms face the Folly River, which delivers spectacular sunset views over the marsh — a genuinely beautiful sight that older kids and adults alike tend to appreciate more than they expect.

The kitchenette in every room is the most family-friendly feature here. It is not a full kitchen, but a full-size refrigerator, microwave, dishwasher, and kitchenware mean you can stock breakfast items and keep drinks and snacks cold without paying restaurant prices three times a day. On a week-long Folly Beach trip, the money saved on breakfast alone partially offsets the nightly rate. The rooms have been freshly renovated and guest reviews consistently praise them as clean, comfortable, and stylishly furnished — funky coastal decor without crossing into kitsch.

The complimentary amenities package is thoughtful for a hotel in this price range: bikes for the whole family to explore the island, plus beach chairs, towels, and umbrellas that save you from renting or hauling gear. The island is small and flat enough that biking with younger kids is genuinely practical.

The trade-off versus Tides is that Hotel Folly is not on the ocean. The Atlantic beach is a short walk — roughly five to eight minutes on foot — which is manageable and actually keeps the property quieter and removed from the loudest beach crowds. If your family's routine involves a lot of back-and-forth between the room and the sand, those extra steps might add up; if you tend to plant on the beach for long stretches and return to the room in the evening, the location works fine.

There is no pool on-site, which is a real consideration with young children who want water time even on overcast days or in the afternoon when the beach gets crowded. For pool-dependent families, Tides or a condo complex with pool access is a better fit. Hotel Folly works best for families with kids old enough to be beach-independent and who will appreciate the marsh views and the slightly more local, less resort-y feel of the property.

The free parking and proximity to Center Street restaurants — a five-to-ten minute walk — round out what is a genuinely solid value for Folly Beach, where accommodation costs are not cheap.
