Tides Folly Beach sits directly on the Atlantic on Center Street, which puts it within easy walking distance of virtually everything Folly has to offer: the fishing pier, surf shops, ice cream stands, seafood restaurants, and the main beach access points. For families who want a traditional hotel experience — daily housekeeping, front desk, restaurants on-site — it is the only real option on the island, and its location is genuinely hard to beat.

The hotel is three stories with all rooms facing the ocean and featuring private balconies. Rooms come in king or double-queen configurations, and while they are not enormous, two queens is workable for a family of four with younger kids. Children 12 and under stay free using existing bedding, which takes a bit of the sting out of the pricing. The heated pool runs year-round and opens daily at 10am, which is useful on the frequent overcast mornings when the beach is less inviting but kids still need to burn energy.

On-site dining is a legitimate perk. Pinky's on the Beach serves breakfast through dinner and maintains a dedicated kids' menu, so you are not hunting for a restaurant after a long beach day. The tiki bar and Sugar Shack add casual options without requiring a car.

Where the property shows its age is in the rooms themselves. Multiple guest reviews note inconsistent cleanliness — bathrooms in particular — and some rooms show wear on furniture and fixtures. The hotel is not newly renovated, and at peak-season rates pushing $400 or more per night, the gap between price and condition frustrates some guests. Noise can also be an issue on busy summer weekends when the beach bar gets going.

For families, the calculus usually comes down to convenience versus value. If your kids are beach-first — in the water by 8am, back for pool time, quick dinner, repeat — Tides delivers on the location side better than anything else on the island. The surf lesson referrals are genuine; the hotel works with local instructors who can get older kids (roughly 8 and up) standing on a board within an hour. Kayak and paddleboard rentals, fishing charters, and dolphin tour bookings can all be arranged through the front desk.

For multi-night stays with a larger budget, consider whether a condo rental might offer more room and kitchen access for a similar or lower nightly cost. But for two or three nights where you want the simplicity of a hotel and the best possible beach access, Tides delivers what it promises.
